360 deeded acres just northeast of the town of Villa Grove, and the roughly 2500 acre Steel Canyon Grazing Allotment BLM lease about 5 miles to the south of the deeded land. The property is surrounded by a myriad of literally thousands of acres of public lands including BLM, State Land trusts and National Forest. The deeded 360 acre parcel is fully fenced and crossed fenced. Water rights include 2.0 cfs of the McNulty Ditch, 3.0cfs of Driscoll No. 2 Ditch, a 650 gpm productive irrigation well in addition to several domestic and artesian wells, stock tanks and irrigation piping.
